Bathroom Renovation Cost in Toronto (2026): What Changes the Price
A useful Toronto bathroom budget starts with the actual room, not one citywide average. Measure the work, separate direct costs from markup and tax, and flag site-specific items before comparing contractor quotes.
The short answer
There is no single honest Toronto bathroom price.
A powder room with the same layout is not the same project as a primary bathroom with a tiled shower, custom glass, double vanity, relocated plumbing, condominium restrictions, and hidden water damage. The defensible approach is to price a confirmed scope one category at a time.
Budget structure
Separate five layers before comparing numbers.
- Measured trade work. Demolition, plumbing points, electrical points, board, waterproofing, tile, glass, painting, and installation.
- Selected products. Fixtures, drains, shower systems, vanity, countertop, mirror, fan, tile, and other finish materials.
- Project allowances. Waste, extra electrical material, permits, inspection, access, or other amounts that still need confirmation.
- Sales markup. This planner applies one 20% markup to direct costs instead of hiding repeated markups inside categories.
- HST. Calculator planning results are before tax so HST remains visible and is not mistaken for construction scope.
Main cost drivers
The measurements and decisions that move a Toronto bathroom budget.
Room size matters, but wet-area complexity, fixture count, product tier, layout changes, and site conditions often matter more than floor area alone.
Room and tile area
Floor tile, wall tile, shower walls, other replacement board, glass, and painting need separate confirmed quantities.
Plumbing scope
Count toilet, sink, faucet, shower, tub, and drain work. Treat relocation as a different scope from replacing fixtures in place.
Wet-area system
Board type, waterproofing, shower base, drain compatibility, substrate preparation, and tile layout must work as one assembly.
Product level
Basic, standard, and premium selections change product costs without changing the separate trade-labour rules.
Cabinetry and glass
Prefabricated products, custom vanity length, countertop area, and installed shower-glass area should not be blended into one allowance.
Property conditions
Condominium rules, parking, elevator access, water shutdown, protection, disposal, permits, and hidden conditions can change the actual quote.
Scope scenarios
Define the room before choosing a product tier.
“Basic” products do not turn a complex primary bathroom into a simple powder-room project.
- Powder room: usually toilet and sink work, with no tub or shower wet-area system.
- Full bathroom: one bathing area plus toilet and sink, with waterproofing and tile quantities to confirm.
- Primary bathroom: often more area, more fixtures, double vanity, custom glass, or separate tub and shower scope.
- Accessible or specialty bathroom: clearances, blocking, hardware, thresholds, fixtures, and design details need project-specific review.
Early decision
Keeping the layout and moving plumbing are not the same estimate.
The fixed planning rules assume standard points without relocation. Once locations move, routing, structure, venting, access, repairs, and permit requirements need a site-specific quote.
Count the existing fixture and drain points, then confirm products and measured finishes.
Use the calculator for the known scope, but keep relocation outside the automatic total until reviewed.
Toronto and condo checks
A planning budget cannot decide permits or building rules.
Confirm permit and inspection requirements for the actual scope. Toronto publishes separate guidance for building permits and standalone plumbing or drain permits. A contractor or qualified designer may also need to review drawings and site conditions.
For a condominium, get the corporation’s renovation package before final pricing. Ask about approvals, work hours, contractor insurance, water shutoffs, elevator reservations, common-area protection, waste routes, deposits, and prohibited work.
Compare like with like
Use one confirmed scope for every bidder.
- Give each bidder the same measurements, fixture count, product level, drawings, and photographs.
- Ask what demolition, disposal, protection, rough-in, finish work, waterproofing, tile preparation, cleanup, and warranty are included.
- Separate fixed prices from allowances and list the rule for approving changes.
- Confirm whether HST, permits, inspections, freight, parking, access, and condominium costs are included.
- Do not compare totals until exclusions and site-specific risks are written down.
Evidence boundary
A maintained planning model, not a citywide average.
The calculator uses maintained Toronto/GTA planning rules and source records. It does not claim to be a published Toronto market average or a binding contractor quote.
Use the range to organize scope and compare like with like. Confirm products, quantities, permits, access, and hidden conditions before signing a contract.
Next step
Convert the room into a measured scope.
Start with the floor area, tile areas, shower walls, replacement board, plumbing and electrical points, product level, vanity, glass, painting, waste, permits, and every item that needs a separate quote.
