Describe what you want to renovate and where the project is. Add photos, a dimensioned floor plan, or a project document if they help. I will ask for missing details and prepare a scope summary before any calculation.

Who this is for
Plan the scope before asking for a final contractor quote.
This Toronto/GTA bathroom planner is for homeowners, renovators, and designers who have measurements and need an organized early-stage budget. It separates measured work from products, allowances, tax, and items that still need a site visit.
It is not an appraisal, contract, permit decision, or guaranteed bid. If a quantity is unknown, measure or confirm it instead of treating the recommended default as a site fact.
Measured scope
What the bathroom estimate can organize.
Every displayed total must reconcile to visible line items. The final sales-planning range applies one 20% markup to direct costs and remains before HST.
Demolition and disposal
Crew time follows bathroom floor area. The wage input is adjustable, with a dated Ontario minimum-wage default, and one 10-yard Toronto/GTA bin uses a CAD 600–1,000 planning allowance.
Plumbing
Toilet, sink, faucet, shower, and drain points are counted separately at the current CAD 600 planning rule. Moving locations is excluded from the fixed calculation.
Electrical
Basic switches, outlets, lights, fan points, and other points use the CAD 100 base rule. Extra materials plus permit or inspection allowances stay separate and visible.
Boards, waterproofing, and tile
Measured shower and wall areas drive sheet counts, waste, board labor, waterproofing, substrate preparation, tile labor, and finish-tier material selections.
Fixtures and cabinetry
Three product tiers can cover toilet, tub, shower set, drains, faucets, sink, mirror, fan, vanity, and related materials. Custom vanity and countertop rules remain separate from prefabricated products.
Glass and painting
Installed shower glass uses confirmed glass area at CAD 40 direct cost per sq ft. Painting labor and materials use bathroom floor area at CAD 6 direct cost per sq ft.
These maintained rates are planning inputs, not claims about every contractor or supplier in Toronto. Product availability, taxes, freight, site access, and actual trade conditions still require confirmation.
Manual review
What requires a separate quote.
The calculator should stop short when a fixed formula would create false confidence.
- Relocating toilets, sinks, showers, tubs, faucets, or drains
- Custom mortar shower bases and unusual waterproofing assemblies
- Structural framing, joist, subfloor, exterior-envelope, or major ventilation work
- Hidden leaks, rot, mold, asbestos, lead, or other hazardous-material remediation
- Service upgrades, complex electrical changes, and work outside the entered basic points
- Address-specific parking, bin placement, condominium access, after-hours, or protection requirements
Room type matters
Powder room, full bathroom, and primary bathroom are different scopes.
The room label alone does not set the price. Measured quantities and selected work remain the controlling inputs.
| Bathroom type | Typical scope pattern | Main cost drivers to confirm |
|---|---|---|
| Powder room | Usually a toilet and sink without a tub or shower. | Vanity, fixtures, floor, wall finish, electrical points, and access. |
| Full bathroom | Usually includes one bathing area plus toilet and sink. | Wet-area board, waterproofing, tile, tub or shower products, plumbing, and glass. |
| Primary bathroom | Often larger, with more fixtures, cabinetry, tile, glass, or separate bathing areas. | Measured surface area, double vanity, additional plumbing points, custom finishes, and access. |
Layout decision
Keep the plumbing layout or move it?
Keeping fixtures in place usually makes early planning more predictable because existing locations remain the starting assumption. The calculator can count standard plumbing points for that scope.
Confirm each fixture and drain point, then price the measured finishes and selected products.
Flag the project for a site-specific quote. Routing, structure, venting, permits, access, and repairs can change the work.
Toronto project checks
Tax, permits, and condominium rules remain project-specific.
Calculator results are before HST. Enter a permit or inspection allowance only when you have a defensible amount; zero is an unfilled allowance, not a permit exemption.
Toronto identifies plumbing and drain work that may require a standalone permit. Condominium projects can also add management approval, drawings, deposits, insurance, water shutoff coordination, elevator reservations, common-area protection, and restricted hours.
Price and source boundary
Know what the planning range represents.
The calculator uses maintained Toronto/GTA planning prices. It does not claim to publish one universal Toronto market average, and it does not reuse Toronto prices for another city.
Ontario minimum-wage dates and selected system references are linked below. Product availability and the final site scope still need project-specific confirmation.
Frequently asked questions
Toronto bathroom renovation planning FAQ.
Use these answers to decide what can be measured now and what still needs a contractor, trade, condominium, or permit review.
How much does a bathroom renovation cost in Toronto?
There is no responsible single total for every Toronto bathroom. The room type, measured tile area, plumbing locations, waterproofing system, fixtures, vanity, glass, painting, permits, access, and hidden conditions all change the scope. This calculator itemizes those drivers instead of presenting one unsupported citywide average.
Do I need an account to use the calculator?
No. The public calculator does not require an account or contact details.
Can the calculator analyze bathroom photos or floor plans?
Yes. You can upload photos, a dimensioned floor plan, or a project document. The owner-local assistant proposes visible scope and plan-supported measurements, then asks you to confirm the summary before the fixed calculator runs. Ordinary photos are not treated as measuring tools.
Does the estimate include HST and permit fees?
Displayed planning amounts are before HST. Permit and inspection costs are entered as a separate allowance because the requirement and fee depend on the actual work and property. A zero allowance does not prove that no permit is needed.
What work needs a separate quote?
Plumbing relocation, a custom mortar shower base, structural work, hidden water damage, hazardous-material remediation, unusual electrical work, and address-specific access or waste conditions require project review instead of an automatic fixed price.
Is keeping the same bathroom layout usually simpler?
Keeping fixtures in their existing locations usually reduces scope uncertainty. Moving a toilet, sink, shower, tub, or drain can affect plumbing, structure, permits, access, and finishes, so the calculator flags relocation for a separate quote.
What should a Toronto condo owner confirm first?
Confirm the condominium corporation’s renovation rules, approved work hours, elevator booking, common-area protection, water shutoff process, contractor insurance, waste handling, and any required drawings or deposits before treating a planning estimate as a project budget.
Use the result
Turn the planning range into a quote-ready scope.
Copy or print the confirmed measurements, selected products, assumptions, and excluded work. Ask bidders to price the same scope, identify allowances, state HST separately, and list every change that needs a site-specific quote.
